Step 1: Pricing
Most sales associates prepare a Comparable Market Analysis (CMA) that only uses the Comparable Sales Approach to pricing. This approach simply takes properties that are like kind to the subject to establish a price. We take pricing a property more seriously.  We utilize the Comparable Sales Approach, Price per Square Foot, Market Value Ratio, Income Capitalization, and other approaches that are pertinent to deriving the Fair Market Value for your specific property.
Step 2: Presentation
Most of us do not live in a "model home" but remember the principles behind a model home to make your home stand out to buyers. A neatly kept exterior with an inviting entry is the best way to start. The inside of the home should feature open space, architectural elements, and the view of the pool, golf course, water, etc. Removing bulky furniture, excess clutter, and performing a good cleaning is all that is needed. Often times this involves little or no cost but has a big impact in procuring a contract in a timely manner and at a good price.
Step 3: Marketing
We will place one of our high visibility signs in your front yard. The many high quality digital photos we take of the exterior and interior will be used in custom informational flyers placed in an information box next to the sign and in the home for a buyer to take with them during a showing. We make sure to input a thorough and concise listing into the MLS with plenty of pictures (10 pictures) so buyers want to see your home and agents want to show it. Not all Realtors value the importance of the MLS. We do not take it for granted. Instead we use the MLS to its fullest potential. We will include your listing in our constantly running advertisement insertions in local newspapers and real estate magazines. Your listing will be featured on www.FloridianRealtyServices.com and when applicable your home will have its very own website and unique web address. (ex: www.123mainstreet.com)
Step 4: Showings
We are confident our marketing efforts and thorough MLS listing, that stands out among the other listings, will yield showings to qualified purchasers. All showing appointments are made through our office and logged in for your security. We welcome cooperation with area Realtors. After a showing by a cooperating agent, we email them a link to our unique Agent  Showing Feedback Form website so we can learn from and improve the listed property from the feedback received.
Step 5: Receiving a Purchase Offer
